Enquiries & Waiting List

Our policy is to offer new vacancies to existing storage occupants first before those on a waiting list.
However, waiting lists are generally short and move reasonably quickly, particularly with the storage container spaces as there are numerous units.
So if you would like to enquire about any current availability or be added to the waiting list, please complete the online form and a member of the team will get back to you shortly.
Thank you
p.s. Please note that outdoor storage space for parking caravans, trailers, vehicles or similar items is NOT available

Full Wording

THIS AGREEMENT is made between the Licensor and the Licensee on the Licence Start date specified on the Summary Details page.

BASIS OF AGREEMENT
This Agreement constitutes a personal Licence to Occupy an allocated Storage Unit for the sole purpose of storing permitted goods. It does not grant the Licensee exclusive possession of any specific part of the building that the Storage Unit is in or ground that it sits on, nor does it create any tenancy, leasehold interest, or relationship of landlord and tenant between the Licensor and the Licensee.

The Licensee explicitly acknowledges and agrees that the protections, security of tenure, and rights to renewal afforded to business tenants under Part II of the Landlord and Tenant Act 1954 are entirely excluded from this Agreement.

The Licensor retains overall possession, management, and control of the Storage Unit at all times. The Licensee’s rights under this Agreement are purely contractual.

The Licensor reserves the right, upon giving not less than fifteen (15) days' notice (or immediately in the event of an emergency), to require the Licensee to relocate their stored goods to an alternative, equivalent storage unit on the same site.

FEES, PAYMENT, AND SECURITY DEPOSIT
Licence Fee: The Licensee shall pay the Licence Fee specified on the Summary Details page and payment must be made on or before the due date via the agreed payment method.
Other Charges & Electricity Payments: The Licensee will pay all charges that are not included as part of the Licence Fee (e.g. electricity if applicable). Such amounts shall be paid within fifteen (15) days of invoice (unless agreed otherwise). Only Storage Units in the farm buildings are supplied with electricity. An agreed electricity reading will be taken at the start and at regular intervals and the Licensee will be invoiced for electricity units used in addition to a proportion of the standing charge as appropriate. Payment to the electricity supplier comes from one central source (the Licensor) rather than from individual Licensees.
Note: The daily standing charge is split between all occupants of the farm buildings and is payable, regardless of usage levels due to the supply of services.
Payment Due Date: Payment is due on the 1st day of each month. The Licensee must pay the licence fee immediately it falls due without any deduction or set off, by bank standing order or BACS transfer. If payment is not received within 5 working days of the start of the month (unless otherwise agreed) it will be deemed late and a breach of this Agreement.

Pro-rata Rate: If occupancy starts part way through a month, a pro-rata or agreed rate will apply and is payable upon taking occupancy.

Default: The Licensor has the right to end this Agreement without giving any notice period if any Fee or other sums are regularly paid late (i.e. beyond the due date) or if the Licensee frequently needs chasing or reminding to make payment on a timely basis.

Security Deposit: Upon signing, the Licensee shall pay the Deposit specified on the Summary Details page. No interest shall accrue on this deposit. Depending on the amount of outstanding payment, The Licensor may retain all (or part of) the deposit to offset any unpaid fees, costs to repair damage, or cleaning/disposal charges etc.

PERMITTED USE AND PROHIBITED ITEMS
Permitted Use: The Licensee shall use the Storage Unit solely for the storage of non-hazardous, legal and inert personal or business property.

Prohibited Items: The Licensee strictly agrees that they will not store any of the following items:
•	Hazardous & Combustibles: Flammable, combustible, toxic, or hazardous liquids, gases, chemicals, solvents, asbestos, or fireworks
•	Weapons: Firearms, ammunition, or weapons of any kind.
•	Illegal Goods: Stolen property, illegal drugs, contraband or items unlawfully possessed.
•	Living or Dead Things: e.g. animals, birds, insects or any other creatures

Licensee Warranties: The Licensee warrants that they are the legal owner of all goods stored or have the explicit legal authority of the owner to store them.

Right of Entry: The Licensor reserves the right to break any Licensee’s lock and enter the unit without notice in an emergency (e.g. suspected fire, leak, structural hazard) or if required by the Police, Fire Service, HM Revenue & Customs or a court order.

LOCKS
The Licensee may provide their own lock(s) but a spare key must be given to the Licensor at the start of occupancy. Alternatively, a high security lock / key can be ‘borrowed’ from the Licensor but this must be returned at the end of occupancy. Failure to return any borrowed item will result in a forfeit of £50 from the deposit payment so that a replacement can be obtained.

LICENSOR’S OBLIGATIONS
Services: The Licensor will make every effort to keep the Storage Unit and Common Parts in a suitable condition for the Licensee. The Licensor reserves the right to alter or close any Common Parts and to use (and repair, alter or renew) any services which serve the Storage Unit.

Damage / Wear & Tear: The Licensor is not obliged to remedy damage or wear and tear caused by the Licensee.

Condition: The Licensor is not obliged to put the Site, Common Parts or any Service Media into better condition than at the start date of this Agreement.

Service Disruption: The Licensor is not responsible for interruptions in any of their services due to matters beyond their control.

LICENSEE’S OBLIGATIONS
Wear & Tear: The Licensee will use the Storage Unit carefully and will not damage it, but normal fair wear and tear is permitted.

Legislation: The Licensee will comply with all legislation applicable to the Licensee’s use of the Storage Unit and will not do anything which may result in a statutory requirement arising for work to be carried out by the Licensor.

Repairs: During occupation of the Storage Unit, the Licensee shall make, at the Licensee’s expense, all necessary interior repairs to the Storage Unit.

If the Storage Unit forms only part of a Building, repairs do not include any part of the main structure, foundations, roof or exterior of that Building but do include window frames and glass, doors and door frames, raised floors and suspended ceilings and the voids above and below them, light fittings and other Licensor’s fixtures and fittings within the Storage Unit.

The Licensee is responsible for insuring their own property / goods.

Minor Damage: In the event of minor damage to any part of the Storage Unit, and if such damage does not render it unusable for the Licensee’s purposes, the Licensee or Licensor shall promptly repair such damage at their own cost based on the respective obligations of each party in the terms of this Licence. The Licensee shall not be relieved from paying the Licence Fee during this period.

Major Damage: In the event of major damage to any part of the Storage Unit, and if such damage renders it as unfit for occupancy or use, in whole or in part for the Licensee’s purposes, The Licensee shall be relieved from paying the Licence Fee and other charges.

Alterations: The Licensee will not make any unauthorized alteration or addition to the Storage Unit inside or outside and will remove any unauthorized alterations or additions on demand.

Planning: The Licensee will not apply for or implement, any planning permission in respect of the Storage Unit without the prior consent of the Licensor.

Use of Common Parts: The Licensee is granted the shared use (during the opening hours of the site and use of the Storage Unit only) of the following Common Parts: entrances, drive, passageways, toilets, estate access ways, car park, delivery areas and other communal areas, but must use them in a reasonable and proper manner in accordance with any regulations imposed from time to time by the Licensor.

Conduct: The Licensee will not do anything which is a nuisance or annoyance to the Licensor or to the owners or occupiers of any adjoining or neighbouring property, or use the Storage Unit for any illegal or immoral purpose, or hold an auction or public exhibition or public or political meeting on the Site.

Subletting: The Licensee will not assign, sublet, charge, part with possession of, or share the occupation of, the whole or any part of the Storage Unit without the Licensor’s consent. The Licensee will, at the end of the Term (however ending), give vacant possession of the Storage Unit to the Licensor in the condition required by this Licence including leaving the Storage Unit in a tidy condition, free of rubbish.

Business Rates: Bromsgrove Council will be advised of the current occupier of Storage Units within the buildings (as they are registered with the Valuation Office Agency) and the Licensee is responsible for replying to any Council paperwork including applying for Business Rate relief (if eligible).

Joint Occupancy: where a party to this Licence comprises two or more persons, they are responsible for all Licensee obligations both jointly and individually.

LIABILITY AND INSURANCE
Storage at Licensee’s Risk: All goods are stored solely at the Licensee’s risk and the Licensor shall not be required to maintain insurance against thefts within the Storage Unit, in the communal toilets or on the communal car park outside.

Liability: The Licensor shall not be liable for any loss or damage to goods caused by fire, theft, flood, vermin, moisture, or "Acts of God", unless caused directly by the Licensor’s negligence. TERMINATION AND MOVING-OUT
Notice Period: Either party may end this agreement by giving the other party the required notice period as specified on the Summary Details page.

Move-Out Condition: Upon vacating, the Licensee must remove all goods, sweep the unit clean and return any key(s). Any items left behind after this, will be treated as abandoned and disposed of (regardless of how the Agreement ended).

Standing Order: The Licensee is responsible for cancelling any bank payments that they have set up, so no further Licence Fee payments are automatically processed.
